There has been another rise in house prices in Belfast.
New figures show the average home now costs more than £130,000.
Hometrack says prices have risen by 4.3% in the last year.
It's estimated house price growth across the UK's major cities will be stronger this year than previously thought.
Richard Donnell from Hometrack said: "consumers are starting to feel more confident, we've got unemployment continuing to fall, got record low mortgage rates and that's encouraging slowly more people to come out into the housing market in cities where house price growth to date has been relatively low".
